Job Description:
Morgan Communities is looking for highly enthusiastic, creative thinkers who have a vision for excellence. If you think you have these qualities, we would love for you to join our growing and dynamic teamEssential Duties and Responsibilities- Processes rent payments.- Inquires about late payments and assists in handling any eviction issues- Interviews new prospective tenants and gives tours of property.- Processes applications, conducts credit checks and calls references.- Distributes and collects leases and ensures that all required legal documents are signed.- Addresses and promptly resolves questions, requests, and complaints from tenants.- Creates and distributes marketing materials for the property management company.- Inspects property on a regular basis to assess condition of buildings and grounds, and to ensure that empty units are ready for new tenants.- Attends to necessary repairs and maintenance.- Assists in hiring a grounds crew and other staff necessary for the upkeep of the property.- Manages budgets and accounts.- Reports any problems or issues to property manager.- Manages records and files of current tenants.- Responds to emergency maintenance or safety calls.- Takes on the role of Property Manager in his/her absence. Required Knowledge, Skills and Abilities- Demonstrates strong organizational skills.- Possesses knowledge of the real estate industry, including market trends, prices, and state and federal housing regulations.- Proficient in basic computer programs including Microsoft Word and Excel.- Demonstrates familiarity with financial management software used to balance budget and track payments.- Must be detail oriented with ability to manage time efficiently.- Exhibits solid communication skills, with an ability to calmly resolve disputes or complaints.- Works well with a team.- Interacts and engages in a friendly manner with potential and current tenants.- Demonstrates ability to think creatively in order to develop new marketing and recruiting techniques.Education and Experience- Associate's or Bachelor's Degree in Business or Management preferred.- Real estate, property management, or customer service experience required.- Expected to complete necessary certifications.
